For a low flat fee - your property will get extreme marketing and will be listed with a local licensed real estate broker on the MLS in your area. For commercial, multi-family and land listings - your property will also appear on local and national commercial websites in addition to the local MLS.

That means your flat fee listing will not appear any different than any other MLS listing - and all the buyers and agents at these other brokerages will have access to your listing info as well! 1) MLS listing: your home in the South Central Kansas MLS, Wichita Area Association of REALTORS controlled MLS. This includes up to 9 pictures! We require a minimum of 3 exterior and 6 interior QUALITY photos. No people, signs or license plates in the photo's PLEASE!
FOR LISTINGS OUTSIDE OF THE WICHITA AREA, we will hire a local broker to list in the mls for your region if we do not cover it ourselves.

2) REALTOR.COM Listing: Since most MLS listings are automatically syndicated to REALTOR.com we can offer this excellent resource - FREE OF CHARGE. You will only get 1 picture on REALTOR.com however - bummer! Additional charges may apply if you want to be highlighted or have additional photos on this website. UPDATE: Advantage Partners, LLC now has the ability to offer up to 25 pictures for each listing! The 9 we submit to the MLS will automatically be uploaded to REALTOR.com. This is a HUGE BENEFIT as most buyers looking at REALTOR.com will sort their search results by number of pictures! This helps sell your home even faster! 3) Free Ad in the Homes Magazine : (for listings above $200,000) This is a SPACE-AVAILABLE option. You know the magazine - this free full sized glossy-print magazine is placed on news and magazine racks around the region and is packed full of homes for sale - plus it's free to pick up. It's distributed to nearly every grocery store, major shopping center, and in many local restaurants as well as other local businesses. This is an excellent resource as typical space in this magazine alone runs around $300 or more. |

4) Free Ad in the Kansas Avenue Magazine : same as above - but published by a different company. This is the newest magazine we have contracts to fill up ad space in. Our ads are always on the inside front cover here! Great exposure for you! |

5) MLS Lock Box : Included with listing price. This allows you to rest assured that the only people going in and out of your home while you are gone are licensed real estate agents or authorized appraisers. Advantage Partners, LLC receives a detailed list each day of all the activity on any given electronic lock box we own. If you suspect someone entered your home without scheduling a showing with us, or you, CALL US IMMEDIATELY - we'll track 'em down! |

6) Advantage Partners Yard Sign : Yes we know how sexy these are... Hey - if you want to put a FSBO sign right next to ours - be our guest! If you don't want our sign in your yard - well... it's your yard! Tell us! Most clients expect a yard sign - so we provide it for free in town. It will direct people to our phone number and web address for more information about your house. If you want to have a "name rider" with your information installed in the frame - with something to the tune of "to schedule a showing call owner Tom at 316-555-1212" this is OK too... but be prepared to answer a lot of calls from your neighbors too! There is a small fee to print these rider signs... call Titan Sign company for a quote.
NOTE: If your listing is not in the areas services by Advantage Partners, your listing will go through one of our partner brokers or agents, and your will get a yard sign from that company instead.
