Here's how you do it:
Option 1: Agent/Broker Listing Agent : Referral Only. Under this scenario, you tell us about your experience, the markets you serve and what type of listings you can service. When we receive a listing request that matches, you will be given the seller's information and asked to contact that seller ASAP. We try to guarantee a 24 hour return call, and within 3 days of placing the order to be live on the MLS and on REALTOR.com. We pay a flat fee to you for providing these marketing services for our website customers as soon as we get confirmation of the MLS number and printout. We do not represent these sellers in any fashion as licensed professionals - that's your job. Most of our referrals are sent out and listed as either limited service or transaction broker (where applicable) type of exclusive listings with reserve to cancel at any time. We request that a copy of your standard forms and listing agreements be sent to our staff for future reference should a customer have any concerns - we will also briefly look it over to examine the basic terminology. Most often we find it easiest to use the customary local REALTOR board listing agreement. Some states provide standardized forms to licensees as well. Then it is often the case that the standard forms need additional terms or clarifications to meet the unique terms of services we are offering and you will be offering in your local market. We can provide a generic addendum that explains the service agreement and marketing agreement, but we make no guarantees to it's legality or enforceability in any state other than Kansas.
Option 2: License our software : Leverage the experience we have in this field, our technology solutions and website for your advantage. You will be the exclusive Broker for 500ToList.com in your market. We will help you setup a local website as well as be the direct referral agent/broker for all leads in your market coming from this website. We have web developers on staff to assist you in getting our solution up and live in your area. The price for this is generally $10,000 per year or $1,000 per month - but before you scream about the price, consider that we will also throw in our IDX-MLS search solution, currently at version 1.5 Beta. If you are the broker owner of your office you will already know what a value it is to have a searchable data feed from the local MLS/REALTOR board office appear on your website. We will also teach you how to use all of our solution provider's websites and marketing materials. You will learn how to quickly list on a secondary National Listing Service, create custom brochures in a flash, and create virtual picture tours with a single mouse click or two. We have the systems and the staff to support your growth. Realize that the flat fee listing options are not for all brokers or sellers. We fill a gap for those FSBO's that can't make up their mind about listing, perhaps are unable to pay the traditional 6 or 7 percent or more (think ARM loans and needing to sell without very much, if any equity available - for some, we are the only realistic listing option), or perhaps the more price conscious sellers who are themselves tech savvy and can do a lot of the mundane tasks of listing a property themselves - like taking photos, printing fliers (you can create or they can make - you decide), and measuring the rooms. As a 500ToList.com Certified Market Broker and exclusive licensee, you will receive all leads and orders generated from our network of websites for your market. Payments from 500ToList.com to you for marketing services for our website customers will be at a higher split and based on a graduated scale for number of transactions and customer satisfaction. If you do well, are able to keep up with the demand, help brand our services, and keep the sellers happy by expertly explaining the entire sales process and all the unique forms necessary for a smooth sale - you will be rewarded with production bonuses, satisfaction bonuses as well as marketing and branding incentives. In some cases, you may be eligible for optional membership to our dental, health, legal, accounting/cpa, and life insurance programs which we are working on.
